The base build is your floor area (length × projection) multiplied by the rate per square metre for the style you pick. Extras are added as fixed allowances: a tiled or solid roof scales with area, while heating, glazing and electrics are flat figures sized to a typical conservatory.
Assumptions and limits. Prices are guide figures, exclude VAT, and assume reasonable access and a level area to build on. They do not include removing an old conservatory, drainage diversions, or making good inside the house. A conservatory under 30 m² with a glazed roof is often exempt from building regulations, but a solid or tiled roof usually is not; check before committing.
